Can I get a reference from someone who has used you before?

Yes absolutely. In fact I recommend that you take references for anyone you choose to work with. I am happy to provide references from professional bodies that I work with including solicitors and surveyors. I can also give you a list of previous clients who I have bought houses from so you can get their opinion on my service.

What fees or commission will you charge me?

None. When I work with you there are no fees or commissions for you to pay at all. In fact I pay the fees that you would normally have to, including solicitor fees and the cost of a legally required Energy Performance Certificate.

Why should I sell my house to YOU rather than selling through an estate agent?

When you choose to sell your home to me, you get a guaranteed offer and a completion date that you can hang your hat on. I also don’t charge you any fees, along with the fact that I pay any fees you incur including solicitor fees and costs for energy performance certificates. In comparison, Selling through traditional estate agents can be really quite expensive:

  • Average Estate Agency Fee £4000

  • VAT on Estate Agency Fees £800

  • Extra 6 months mortgage payment (to allow the sale to go through) £3600

  • Solicitor fees (including disbursements etc) £1200

  • Cost of Energy Performance Certificate £120

  • Total £9720

 

You will also find me very straight-talking, which can make a refreshing change! Along with this, there are also lots of benefits that the Estate Agents can’t offer you including the option to stay in your home for up to two weeks after the sale has gone through, taking away that moving day stress.

How quickly can you buy my home?

As quickly as you need me to. I have bought properties in the past in 24 hours although this is not the norm. I will get the sale completed in a time frame that suits you. Quite often when I am buying people’s houses they say to us that it is going too quick and so we slow everything down. We are guided by you and what you want.

Will you buy my house if it requires a lot of work?

Absolutely. I have bought houses that were literally falling down! So there is nothing that I haven’t seen. So please don’t be embarrassed and give me call or fill out the contact form today.

I am a landlord with a tenant in my property, will you still buy from me?

Yes, I will. I quite often buy houses with the tenant still living there, which means you will receive rent on the property right through until the day the sale completes. This means you don’t have to give the tenant notice to be able to have an empty the property to carry out lots of viewings.

I am being repossessed very soon – what should i do?

Make contact with me straight away. I have often stopped repossessions with less than 24 hours to go. But the more time I have the better. I will contact the lender and go to court to stop the repossession to allow us the time needed to buy your home and put in place the solution needed to help you.

Is there a difference between the estate agent’s valuation and market value?

Many sellers have found that estate agents have generously valued their home just to get them on their books. You may have already found your estate agent has suggested for you to lower the price a few months down the line.

I need to find rented accommodation to move to after I have sold my house but I am unsure how i should go about this?

I can help you with this. I own numerous houses and flats that I rent out around Essex. Quite often, people who have sold their property to me, move in to one of my rental properties. That way you know you are safe and you know who your landlords is, and I already know you so you won’t have to go through the application process.

If I don’t have somewhere suitable, I have plenty of contacts within the letting agency world that I work with regularly so I am able to help you find somewhere to move on to.

In the event that you are able to claim housing benefit to help towards your new rent payment, I will also help with this.

My house is already registered with an estate agent. Am I stuck?

I would normally terminate the services of the estate agent, by getting you to give them notice that you no longer need their services. I may exchange, then delay the completion of the purchase to ensure that the estate agent’s terms and conditions are met. The process of exchanging contracts is normally enough for the Court to suspend the repossession order. I may also just pay your estate agent’s fees.

How do you make your money?

It very much depends on the property and what it lends itself to. Most properties I keep and then rent out. Other homes may be renovated and sold on. If I do end up doing any work on your home I always invite you to see the end result if you wish to.
